This is the fun part! We visit properties and try them on for size. While Karl has soaked up as much knowledge as possible, there is nothing like a walk through a house to get the goods on what you might want from a home that you didn’t realize was an option. Your vision for your perfect home will come alive as you picture your furniture in this room, the kids playing in that room, and that pool table you’ve always wanted in the potential man cave.
Sit back and enjoy the experience. Karl is the ultimate Niagara tour guide and the fact that his Facebook friend list features the numerous happy homeowners he has helped in the past should tell you that this guy will make sure the job gets done right.
What Should You Pay?
Did that home make you tingle? Check. Now let Karl put his hard hat on and grab his lunch bucket. It’s time to get to work and get things done. Karl will confidently guide you through all of the negotiating and continue to keep you at ease with his savvy expertise and professional advice. Karl will go over the supply and demand and find comparable sales to determine the property value. We will work together to develop a negotiating strategy that everyone feels comfortable with.
What Do You Need to Do Before Closing?
Hook up a home inspection, secure the financing and waive the conditions. Karl will guide you through each step so that you can focus on the move. Once there is a deposit in Karl’s hand it gets delivered and voila – you are homeowners! Karl will handle the paperwork and have the documents sent to your lawyer who will close the transaction.
Signed, sealed, delivered… it’s yours! Rest assured the home doesn’t come with the 1980’s lyrical stylings, but we do think that the old boom-box might require some dusting off for a good play of Celebrate!
What Will You Do in Your New House?
Need a great mover, landscaper, decorator, painter, or anyone else to get the house set-up right for your family? Finding good people is time-consuming and mistakes can be costly. It’s a good thing that Karl has bought, sold, and rented so many houses in Niagara that he’s seen almost everything, and he’s happy to recommend the right person for just about anything you can think of doing to your house.
Now what? Saber the champagne*? Throw together a taco dip? Either way, it’s time to PARTY! You are moved in, you are residing between the four walls that you’ve fallen in love with and you’re ready to start this new chapter in your life. Well done!
*Karl doesn’t want anyone to get hurt, so we aren’t going to put any more ideas in your head with instructions on how to saber a champagne bottle. You are totally on your own there. But here is a recipe for taco dip he swears by:
- package of plain cream cheese
- (3/4) cup of evaporated milk
- (1) cup of grated cheddar cheese
- (1) small jar of chunky salsa (~418mL)
- (2) cups of broccoli, chopped
- (1) onion, finely diced
Mix everything together in an oven-proof dish and bake at 400 degrees F for 25 minutes. Enjoy with corn chips or tortillas!
